Are For Sale signs permitted?  

No. 

 

Are realtor lock boxes permitted?  

Yes, one lockbox is permitted on the units’ door handle. 

 

Are there any pet restrictions?  

The only permitted pets are dogs, domestic housecats, parakeets, budgies, canaries, parrots and birds of that sort, and small fish in an aquarium. The following breeds are not permitted: Pit Bull, Rottweiler, Doberman, Akita or any sort of guard dog or dog originally bred for fighting or such other breed. 

 

Are there any occupancy restrictions?  

No Unit shall be occupied at the same time by more than two persons who during the period of such occupancy are full, or part, time students at a post-secondary educational institution. 

 

Are there any leasing restrictions?  

No Unit may be used for the purposes of a lodging house or rooming house.  

 

What are the parking rules for residents?  

Resident vehicles may only be parked in the units’ driveway or garage. No motor vehicle may be parked or left on any other portion of the common elements by anyone except with the prior written permission of the Board 

 

What are the parking rules for visitors?  

Visitors may park in the visitor parking areas.    

 

Are there restrictions regarding changes to the common elements?  

Any changes to the exclusive use common elements must be approved by the Board of Directors prior to the commencement of any work 

Please review the ‘Common Element Decoration Rules’ regarding exterior for specific requirements/regulations regarding exterior décor, mats, plants, etc.  

 

 

Is there sub-metering of utilities?  

Yes. Utilities are the responsibility of each unit owner. 

 

Are there any unusual maintenance items?  

No.

 

 

Are there any bulk utilities included in the common expenses?  

No. 

 

Is there private waste pickup?  

No, City of Guelph provides pickup for the site. Waste bins are the responsibility of each unit owner. 

 

Are there any amenities?  

No. 

 

Are there any smoking or cannabis restrictions? 

No restrictions in place. 

 

Is there any other important information to know?  

No window A/C units or heat pumps. 

No room in any Unit that was not designated as a bedroom or potential bedroom on the Declarant's architectural plans may be used for a bedroom without the prior written consent of the Board which consent may be arbitrarily withheld.
